Coral Gables issues its own permits for folios beginning 03. About half its homes are detached houses and a third are in buildings of 20 or more units, and 64.5 percent are owner occupied. Most of the city is outside the mapped flood zones, only about 22 percent of buildings are inside one, so a wet floor here is easy to blame on plumbing. In a house built before 1957, with no elevation requirement, heavy rain can bring groundwater or runoff to the floor instead, and canal-side and waterfront streets can take water on a dry day during the fall king tide periods the city publishes. Ask the assessor to trace the source through the roof, the windows and the plumbing before anyone quotes a removal, and check the county flood map's flood frequency tab for your street.

Coral Gables has 22,020 housing units in the ACS 2020 to 2024 estimates. 9.9 percent were built in 1939 or earlier and 36.6 percent before 1960, the oldest shares among the places on this site. 49.7 percent are single-family detached, 33.1 percent are in buildings of 20 or more units, and 64.5 percent of occupied units are owner occupied.

The Local Mitigation Strategy counts 45 residential repetitive loss properties in Coral Gables in 2024. Of 20,553 buildings mapped in the city, 4,456, about 22 percent, are in special flood hazard zones AE, AH or VE, including 65 in the coastal VE zone. The City of Coral Gables says king tides can cause 'sunny day flooding', that in southeast Florida they typically occur in the fall, and lists 2026 periods when high tides approach the National Weather Service minor flooding threshold: August 11 to 14, September 8 to 15, September 24 to October 15, October 22 to November 12, November 22 to 29 and December 22 to 27. It points residents to the Miami-Dade County flood map's flood frequency tab to see areas vulnerable to king tide flooding.
