Miami-Dade County's permit process is solely for folios beginning 30, and every incorporated city in the county has its own building official, so a contractor used to working in a neighboring city can file in the wrong place. Give yours the folio at the quote stage and the application goes to the county's Permitting and Inspection Center the first time. The housing is mixed: 40.4 percent detached houses, 15.8 percent townhouses and 27.6 percent in buildings of 20 or more units, with 62.2 percent owner occupied and 55.2 percent built before 1980. A detached house is the owner's decision alone, while a townhouse or condo may need the HOA or association in the loop before anyone opens a wall.
