Answers before you ask

  • My townhouse shares a wall with a unit that leaked. Who pays for removal?

That depends on the source and your community's governing documents or your lease. Get the cause in writing first, then ask the property manager or landlord who handles it.

  • Does Homestead require a permit for mold work?

Cleanup alone may not need one, but rebuilding structure, wiring or plumbing can. Applications go through the city's online platform, so ask the city before opening a wall.

  • Can I clean it myself?

For anything smaller than about 10 square feet, EPA's view is that the occupant can normally take care of it (EPA). Florida's licensing rules do not cover an owner working on his or her own home (Fla. Stat. 468.841); a company you hire still needs a remediator license.

Signs it fits a home in Homestead

  • Growth on drywall that has crossed the 10 square foot mark

EPA puts about 3 feet by 3 feet as what an occupant can usually handle (EPA); above 10 square feet, a company you hire needs a Florida mold remediator license (Fla. Stat. 468.8411).

  • Mold behind a bathroom wall or vanity

Slab-built homes hide supply and drain lines inside walls that rarely get a look.

  • A closet around the air handler with dark patches

Condensate trouble leaves a damp line along the base of the wall and the ceiling above.

  • A storm-wet townhouse unit that never fully dried

Attached homes share roof lines and walls, so water can reach the neighbor before anyone notices.

Contained Mold Cleanup in Homestead

Mold remediation is about containing the work area, taking out what cannot be saved and cleaning what can. In Homestead that usually means drywall and baseboard along an exterior wall or behind a bathroom, and sometimes insulation and ceiling board under a roof leak. With a newer house the question is usually how far the water spread, not how old the wood is.

Townhouses matter here. About 21 percent of Homestead units are attached (U.S. Census), and when a firewall or a roof section is shared, the cleanup in your unit can depend on repairs in the next one. Tell the remediation company if you share walls, and ask how they will contain dust so it does not travel into the adjoining home.

Hurricane season runs June 1 through November 30 according to NOAA, with the busiest stretch from mid-August to mid-October (NOAA). A roof leak in September that sat for two weeks is a different job from a pipe repaired the same afternoon, and you should say which one you have.

  • Ask for the Florida mold remediator license number and look it up on the DBPR site.
  • Ask for the written scope, and compare it with the assessor's report.
  • Ask whether the firm also assessed this property. You want the assessment and the removal done by two different companies.

Repairs that need a permit go through the City of Homestead. We connect you with a local company, and that company sets its own price. With a scope in hand, call or send the form and tell whoever you speak to that you want quotes written against it.

The local line

About 21 percent of Homestead's housing units are townhouse-style attached homes (U.S. Census), so cleanup in one unit can depend on what the neighboring unit does.
