Where a Sweetwater assessment has to look beyond the walls
Sweetwater's housing is unlike anywhere else we cover. 14.2 percent of its 7,080 units are mobile homes, the highest share on this site, 18.6 percent are townhouses and only 19.4 percent are detached houses. A manufactured home gets wet in its own ways: water that ponds beneath it, a roof seam, a plumbing line under the floor. The stain inside is often the last place it shows. An assessment here has to go under the home and into the roof cavity as well as along the walls, and the written scope should say which of those areas were read and which could not be reached.

Sweetwater renters, owners and the scope of the visit
Put the scope in the contract. Florida requires a mold assessment contract in writing, signed by both sides, and the place to say that the visit covers the underside of the floor and the roof cavity is that document, before the assessor arrives. Most Sweetwater households, 57.9 percent, rent, so a tenant should send the landlord a dated note with photographs first; the owner controls access under the home. And skip the lab test unless there is a specific reason: EPA says sampling is in most cases unnecessary where mold is visible.

It may be water damage with or without growth. A soft floor means the decking has been wet, often from a line underneath or from water that sat under the home. An assessor reading from below can tell you whether it is still wet and whether anything has grown.

It should say whether the moisture pattern points to water from outside, which in a city with about 76 percent of mapped buildings in zones AH or AE is a fair question. It will not give you a flood determination; the county flood map does that.
