On a residential policy issued on or after January 1, 2023, Florida law makes any attempt to assign post-loss benefits void, so nobody should ask you to hand your claim to a contractor. The same law does not reach a power of attorney under chapter 709 that lets a family member or a management company act on your claim, which is the legitimate way to have someone handle it while you are off the island. Permits for the rebuild come from the Village of Key Biscayne for folios beginning 24, and because every mapped building in the village is in zone AE, the 2026 small-project exemption does not apply.
