Miami Beach removal: source fixed, permit route known

Plan the rebuild at the same time as the removal. Permits here come from the City of Miami Beach for folios beginning 02. About 93 percent of mapped buildings in the city are in flood zone AE, and Florida's 2026 small-project exemption does not apply to a property partly or entirely in a flood hazard area, nor to any unit in a multi-family building, so assume the drywall going back in needs a permit. Ask the board early what it requires of the contractor, and have the source fixed, by the plumber, the AC contractor or the association, before anything is cut.

  1. What is marked to come out and what is cleaned

    Porous material with growth or wet readings goes; block and sound framing are cleaned. A remediator going well past the protocol should say why in writing.

  2. Whether the source has been stopped

    Removal before the repair puts new drywall back in the path of the same water.

  3. Who files the rebuild permit

    Folio 02 means the City of Miami Beach. Settle whether the remediator's rebuild partner or a separate contractor files it.

Miami-Dade County's permit exemptions page says that beginning July 1, 2026, Florida House Bill 803 lets certain work valued under $7,500 on single-family homes, duplexes and townhouses proceed without a building permit. 'Units in multi-family buildings do not qualify', properties partly or entirely within a flood hazard area are not eligible, electrical, plumbing, structural, mechanical and gas work always requires a permit, and a project cannot be split into phases to avoid permitting.
